OUR SERVICES:
Consultation and Proposal – $95
- A Seller’s Edge consultant will meet with you and discuss your goals, budget and expectations and how to receive the maximum return on investment for your home improvement dollars. We will review our eight-step, home staging process while walking through the home as a buyer would and gather those all-important first impressions. We will end with a proposal based upon the amount of work needed to get a speedy sale and Top Dollar for your home. A $50 credit will applied toward any services purchased on the day of the consult.
Quick Home Makeover Report – $125
- The Home Makeover Report is for homes that are well on their way to being staged and just need a little extra direction.
- This customized, photo-filled report focuses on the most important things the seller should do right away to increase the value of their home and obtain a faster sale. The report is emailed to the seller.
Half Day of Home Staging – $275
- This service is for those homes that just need a little extra attention and expertise or are less than 2000 square feet.
- A Seller’s Edge consultant will be working with the homeowner from our eight-step Action Plan. We will bring in accessories to give you a visual of how to complete the look of each room, take great photos for your agent’s marketing efforts, and advise you as to what accessories to purchase to complete the transformation each staged room of the home.
Full Day of Home Staging – $525
- This service is for those homes that need a little more attention and expertise and are over 2000 square feet.
- We spend a full day with you making dramatic transformations to your home. You won’t believe the difference a day can make! You’ll walk away with a show-ready home, photos for your agents marketing efforts, and visuals of purchases you can make to complete the look.
- It is recommended that for the best “after” pictures, that a full day be split into two half days.
Completed Action Plan and “Do-It-Yourself” Guide – $125
- Add a completed 10-page, Action Plan to any of the above Staging Days in order to complete the look yourself. We’ll take an extra hour going through the home with you and filling out our Action Plan. We’ll also email you “Do-It-Yourself” guides for projects that will make a dramatic difference in the value of your home.
“Do-It-Yourself” Manual” - $325
(Covers up to 2000 square feet plus additional $100 for every extra 1000 square feet)
- After the initial consultation and review, an extensive “Do It Yourself” manual will be compiled detailing all of the actions that A Seller’s Edge Consultant would make to transform your home, including furniture placement and cosmetic recommendations. We give you the expertise so you can supply the energy and take the time to do the improvements and staging yourself.
Vacant Home Staging Package – (Cost configured on individual basis)
- The number one reason a buyer purchases a house is because it “felt home” which makes staging a vacant home even more crucial than a furnished one. The first price reduction on a home is typically between 5 and 10%. Staging a vacant home could help you avoid price reductions!
- A Seller’s Edge consultant will conduct an evaluation and consultation with the homes seller and/or real estate agent to review the home and discuss the budget. We will then use this information to create a design plan. We will meet with a furniture rental company and pick out each piece that fits the home and the budget. (The seller is responsible for paying for the furniture rental directly.)
- A Seller’s Edge consultant will meet the furniture rental movers and direct where each piece should go. Based on the agreement, the consultant may also bring bed linens, wall coverings, plants, trees, table décor, pillows, throws, light furniture, knick knacks and additional pieces. The consultant will spend a day or more adding the accessories and “tweaking” the furniture arrangements to complete the look.
- After the house has sold, all contingencies have been met and escrow is almost closed, we will then meet the furniture rental movers and spend a day de-staging the home.
Shopping Service - $50/hour
- We’ll create a budget and shop for those accessories that serve as investments in the sale of your home. We know where to go and even get “Designer Discounts” on what we purchase for you.
